Emergency Maintenance


What is an emergency? (from the lease):

  1. NO heat - if outside temperature is expected to be below 40 degrees
  2. NO air conditioning- if outside temperature is expected to be above 90 degrees
  3. FLOODING or broken pipes
  4. LIVE electrical circuitry or smoke from outlets or fixtures
  5. SEWAGE backing up into the home (does not include a single drain or toilet if more than 1 is present in the home)
  6. FIRE - to secure the property (after contacting the fire department) Any other condition that threatens health or safety
  7. POWER OUTAGE - You should contact Doorby AFTER contacting your power utility provider and trying to resolve the issue on their end.

Emergency During Business Hours

Between 8am and 5pm on Monday - Friday


  1. Submit a maintenance request through your appfolio portal. Click here for instructions.
  2. When submitting the maintenance request, mark it as "urgent"

That's it. We keep up with maintenance requests throughout the day, and someone will be sent out ASAP. If you have any issues, you can use our live chat function that you will see floating at the bottom right of your screen.




Emergency Outside of Business Hours


  1. Call proper authorities if necessary (911).
  2. Call (do not text) our emergency maintenance phone number. (423) 275-3251.
